Experts at Latvia Sotheby\u2019s International Realty have compiled the latest data and trends in Riga, J\u016brmala, and the greater Riga area, offering valuable insights for those planning to buy or sell property this year.<\/p>\n\n\n\n<p>Data analysis from the Land Register for transactions up to May 7, 2025, reveals significant trends in Riga, Jurmala, and Pieriga. This report includes only those transactions that meet specific criteria according to the premium segment:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Land transactions \u2013 only areas designated for private house construction \u2013 minimum value \u20ac150,000;<\/li>\n\n\n\n<li>Apartments \u2013 including row houses and twin houses, with transaction amounts from \u20ac150,000;<\/li>\n\n\n\n<li>Private houses \u2013 analyzed from \u20ac350,000, considering only the main building area.<\/li>\n<\/ul>\n\n\n\n<p>Pieriga is defined as transactions in the municipalities of Adazi, Kekava, Marupe, Olaine, Ropazi, Salaspils, Saulkrasti, and Sigulda.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Market Overview<\/strong><\/h2>\n\n\n\n<p>In the first quarter, total registered transactions reached around \u20ac105 million \u2013 the highest in the last four years. The largest number and volume of transactions remain in Riga, followed by Pieriga and Jurmala.<\/p>\n\n\n\n<p>Particularly strong activity was observed in Riga\u2019s apartment segment, supported by the reduction in mortgage interest rates \u2013 4.54% at the end of March (the lowest level in two years, according to the Bank of Latvia).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Apartment Transactions<\/strong><\/h2>\n\n\n\n<p>Most apartment transactions were registered in Riga \u2013 343 transactions with a total value exceeding \u20ac71 million. Jurmala saw only 26 transactions worth \u20ac6.5 million. <\/p>\n\n\n\n<p>The average price per square meter remains historically high \u2013 nearly \u20ac2,400\/m\u00b2 in Riga, \u20ac1,797\/m\u00b2 in Pieriga, and \u20ac2,218\/m\u00b2 in Jurmala.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Land Transactions<\/strong><\/h2>\n\n\n\n<p>Land transactions were the rarest \u2013 only 5 in Jurmala, and one each in Riga and Pieriga. In total, 4,546 m\u00b2 of land were sold for \u20ac3.835 million. In contrast, prices in Pieriga are significantly lower \u2013 both in terms of average transaction value (\u20ac430,000) and price per square meter (\u20ac1,316\/m\u00b2). These data indicate that Riga leads in the number of transactions, Jurmala as an exclusive and expensive market, while Pieriga offers a more affordable alternative.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Conclusions<\/strong><\/h2>\n\n\n\n<p>The premium real estate market in Latvia continues to develop with confident growth \u2013 both buyer activity and transaction prices are rising.
