{"id":19817,"date":"2025-07-25T13:16:25","date_gmt":"2025-07-25T13:16:25","guid":{"rendered":"https:\/\/latviasothebysrealty.com\/?p=19817"},"modified":"2025-11-08T12:35:09","modified_gmt":"2025-11-08T12:35:09","slug":"galvenas-aktualitates-par-premium-segmenta-namipasumiem-rigas-centra-klusaja-centra-un-vecriga","status":"publish","type":"post","link":"https:\/\/latviasothebysrealty.com\/en\/galvenas-aktualitates-par-premium-segmenta-namipasumiem-rigas-centra-klusaja-centra-un-vecriga\/","title":{"rendered":"Key trends in residential real estate in central Riga in Q2 2025"},"content":{"rendered":"\n<p><strong>Latvia Sotheby\u2019s International Realty offers a market overview of premium segment residential properties in central Riga, the Quiet Center, and Old Town, covering the period from January 2024 to July 2025.<\/strong><br>This in-depth study, prepared by our <strong>Commercial Property team<\/strong>, highlights the most significant investment trends, notable transactions and key market drivers in Riga&#8217;s most sought-after districts, which are suitable for both commercial and residential development.<\/p>\n\n\n\n<p>Over the past 18 months, 32 significant transactions exceeding EUR 500,000 have been registered in these districts, confirming the continued interest in high-value properties in the center of the capital.<\/p>\n\n\n\n<p>The total transaction volume exceeded \u20ac72.8 million, while the average transaction amount reached approximately \u20ac2.3 million.<\/p>\n\n\n\n<p>The price per square meter varied depending on the size, technical condition and development potential of the property \u2014 from <strong>\u20ac692\/m\u00b2 <\/strong>(weighted average price) to <strong>\u20ac899\/m\u00b2<\/strong> (arithmetic average price).<\/p>\n\n\n\n<p>The breakdown of transactions shows that 53% of transactions took place in the Center, 37% in Old Town, and 10% in the Quiet Center. In terms of price range, 21 transactions were in the range of EUR 0.5 to 2 million, 6 transactions were in the range of EUR 2 to 4 million, and 5 transactions exceeded EUR 4 million. In terms of volume, the Center accounted for 47% of total investments, Old Town for 37%, and the Quiet Center for 16%.<\/p>\n\n\n\n<p><strong>Notable transactions:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Kalku street 28 (Old Riga):<\/strong> More than 8,100 m\u00b2 sold in February 2025 for \u20ac12.84 million \u2014 almost 60% of the total for the first half of 2025.<\/li>\n\n\n\n<li><strong>Pulkveza Brieza street 15 (Quiet Center):<\/strong> 7,100 m\u00b2 sold in November 2024 for \u20ac4.75 million.<\/li>\n\n\n\n<li><strong>Terbatas iela 73 (Center):<\/strong> 11,000 m\u00b2 sold in February 2024 for \u20ac5.47 million.<\/li>\n<\/ul>\n\n\n\n<p><strong>Highest prices per m\u00b2:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Matisa street 63:<\/strong> \u20ac1,725\/m\u00b2 (567 m\u00b2, sold in July 2024)<\/li>\n\n\n\n<li><strong>Teatra street 3 (Old Riga):<\/strong> \u20ac1,414\/m\u00b2 (sold in March 2024)<\/li>\n\n\n\n<li><strong>E. Melngaila street 1A (Quiet Center):<\/strong> \u20ac1,307\/m\u00b2 (sold in February 2024)<\/li>\n<\/ul>\n\n\n\n<p class=\"has-large-font-size\">Conclusions<\/p>\n\n\n\n<p>Despite the decline in the number of transactions in 2025 \u2014 only five transactions in the first half of the year compared to thirteen in the same period in 2024 \u2014 the total volume decreased by only 15.7%, mainly due to the transaction on Ka\u013c\u0137u Street. In fact, the average volume of properties sold increased, reaching 3,365 m\u00b2 in the first half of 2025, compared to an average of 2,602 m\u00b2 in 2024. Last year&#8217;s largest transaction in terms of area was <strong><a href=\"\/?p=17255\" target=\"_blank\" rel=\"noopener\" title=\"\">Matisa street 8<\/a><\/strong> \u2014 a former beverage factory sold in June 2024 for \u20ac3 million. The property covers an area of 11,125 m\u00b2 and has significant development potential.
