The market in the suburbs of Riga strengthened as a stable alternative, while in J\u016brmala it remained volatile, but with an upward trend in the exclusive segment. In the price range from EUR 150,000 to EUR 300,000, the total value of transactions exceeded EUR 125 million, with an average price of over EUR 2,500 per square meter. The middle segment (EUR 300,000\u2013500,000) remained stable in terms of both turnover (~EUR 20 million) and prices (EUR 2,800\u20133,000\/m\u00b2). Every year, more and more transactions above EUR 300,000 are being observed, including one in the exclusive EUR 500,000+ category, which indicates the arrival of high-end properties on the suburbs market.<\/p>\n\n\n\n<p><br><strong>In J\u016brmala, activity was concentrated in the \u20ac150,000\u2013\u20ac300,000 segment, with a total transaction volume exceeding \u20ac13 million and an average price of \u20ac2,200\u2013\u20ac2,500 per square metre.<\/strong> A contrasting trend was observed in the higher price tiers \u2014 above \u20ac500,000, the total transaction volume dropped significantly (to around \u20ac1.5 million), although the average price per square metre in this category exceeded \u20ac5,000. The market remains selective, with a clear focus on unique properties. Total transaction volume increased across all price segments compared to the first half of 2024.<\/strong> Two transactions exceeded \u20ac1,000,000, contributing to a total turnover of \u20ac3.6 million. The mid-range (\u20ac650,000\u2013\u20ac1,000,000) and lower (\u20ac350,000\u2013\u20ac650,000) segments also showed solid and stable performance, with a total of 13 transactions generating \u20ac6.2 million in turnover.
