In the Riga metropolitan area, the study includes transactions carried out in the municipalities of Adazi, Kekava, Marupe, Olaine, Ropazi, Salaspils, Saulkrasti, and Sigulda. The analysis is based on transaction data published by the Land Register and compiled up to April 12, 2026.<\/strong><\/p>\n\n\n\n<p class=\"has-medium-font-size\">The study includes only those transactions that meet specific property type and price criteria characterizing the premium segment. Land transactions were analyzed for private house development with a minimum transaction value of EUR 150,000. The apartment segment includes apartments as well as row houses and semi-detached houses with a minimum purchase price of EUR 150,000, while private houses were evaluated based on the main building area and a minimum transaction amount of EUR 350,000.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">When compiling the data, transaction information was adjusted based on information available to Latvia Sotheby\u2019s International Realty regarding the actual nature of the transactions, ensuring the accuracy of the analysis and its alignment with market realities.<\/p>\n\n\n\n<p><strong>Summary<\/strong><\/p>\n\n\n\n<p class=\"has-medium-font-size\">In the first quarter of 2026, activity in the premium real estate market remained at a high level. The total investment volume exceeded that of most first quarters in previous years and was close to the level recorded in the first quarter of 2025. Overall, the total value of transactions in the premium real estate segment reached EUR 117.8 million.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">The largest share of transaction volume was concentrated in Riga, where investments totaled EUR 75.5 million. In the Riga metropolitan area, transactions worth EUR 27.7 million were registered, while in Jurmala the total investment volume reached EUR 14.6 million.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">From a regional perspective, Riga continued to account for the largest share of the premium segment in the first quarter of 2026. At the same time, the Riga metropolitan area achieved its highest investment volume for the reviewed period since the first quarter of 2021. In the private house segment, investment volume totaled EUR 12.3 million, while the land segment for private house development accounted for only EUR 2.5 million.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">Overall, 512 transactions were registered in the premium real estate segment during the first quarter of 2026. This was slightly lower than in the first quarter of 2025, when total volume amounted to EUR 104.1 million.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">The majority of apartment transaction volume was concentrated in Riga, where transactions totaled EUR 72.7 million. Total transaction value in this segment amounted to EUR 64.0 million, almost identical to the EUR 64.1 million recorded in the first quarter of 2025.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">Transaction volume in higher price segments was lower. In the EUR 300,000\u2013500,000 segment, total transaction value amounted to EUR 7.1 million, compared with EUR 10.0 million in the first quarter of 2025. In the EUR 500,000+ segment, transaction volume totaled EUR 1.6 million, the lowest figure during the reviewed period.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">In terms of transaction count, 354 apartment transactions were registered in Riga during the first quarter of 2026. Transaction volume in this segment reached EUR 18.1 million, the highest level during the reviewed period. In the first quarter of 2025, transaction value in this segment amounted to EUR 14.3 million.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">In the EUR 300,000\u2013500,000 segment, transaction volume increased to EUR 3.2 million, compared with EUR 1.3 million during the corresponding period of 2025. This remained at the same level as in the first quarter of 2025.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">In the EUR 300,000\u2013500,000 segment, total transaction volume decreased to EUR 2.0 million, compared with EUR 3.9 million during the corresponding period of the previous year. Meanwhile, in the EUR 500,000+ segment, transaction value increased to EUR 1.2 million, while in the first quarter of 2025 it had been EUR 0.5 million.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">The number of transactions in Jurmala during the first quarter of 2026 was 34, compared with 41 transactions in the first quarter of 2025. A year earlier, in the first quarter of 2025, total transaction volume had amounted to EUR 16.3 million.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">The highest private house transaction volume during the first quarter of 2026 was registered in the Riga metropolitan area (EUR 5.2 million). In Jurmala, total investment in private houses reached EUR 5.0 million, while Riga recorded the lowest amount at approximately EUR 2.0 million.<\/p>\n\n\n\n<p class=\"has-medium-font-size\">Compared with the first quarter of 2025, regional dynamics varied. In Riga, transaction volume declined from EUR 5.0 million to EUR 2.0 million, while in the Riga metropolitan area it increased from EUR 3.3 million to EUR 5.2 million.
