The apartments are located in a fully renovated historic school building – a high-quality two-storey masonry property where the building's authentic character has been carefully preserved while creating a contemporary and comfortable living environment.
The original architectural concept was developed by architect Reinis Liepiņš of Sudraba arhitektūra. The key vision of the renovation was to introduce a modern roof architecture featuring continuous glazed terraces seamlessly integrated with the historic structure, achieving a balanced dialogue between the building's heritage and contemporary architectural elements.
The detailed architectural design, coordination with the relevant authorities, and architectural supervision throughout the construction process were carried out by Rolands Mednis together with his colleagues from the architectural practice Mount House.
The interior design of both the apartments and the common areas was conceived and implemented by designer Dace Stabulniece, who created an elegant contemporary interior where the historic features of the building are harmoniously combined with natural materials and thoughtfully designed architectural details.

Throughout the renovation, particular attention was devoted to both construction quality and residents' comfort. The common staircases have been completely restored and tastefully redesigned. Every apartment benefits from its own private outdoor space, with spacious terraces on the ground floor and balconies on the upper floor.

The landscaped courtyard has been carefully planned to create an attractive and functional environment. Each apartment includes one dedicated parking space and a private storage unit. Residents also enjoy a specially designed barbecue area for outdoor gatherings.

Magnificent linden trees surround the property, creating a peaceful and green atmosphere. The grounds are enclosed by an authentic wooden fence, while both the building and courtyard are elegantly illuminated in the evenings, enhancing the property's unique ambience.

The building is equipped with modern engineering systems. Apartments on the upper floor feature air conditioning, while the thick historic masonry walls naturally maintain a comfortable indoor climate in the ground-floor apartments, even during summer. Each apartment has individual meters for heating, electricity and water consumption, allowing residents to manage utility costs efficiently. Heating is provided by energy-efficient air-source heat pumps combined with a heat recovery ventilation system, ensuring continuous fresh air circulation and exceptional comfort. Thanks to the high-quality renovation and the thermal performance of the original masonry structure, the building benefits from low operating costs.

The property is connected to Kolka's municipal water supply, while wastewater is treated through a modern biological treatment system, ensuring environmentally friendly and efficient sewage treatment.
