On April 3, 2025, Heart of Hanza reached a significant construction milestone with the celebration of the Topping Out Ceremony, marking the completion of the building’s structural framework. This is a remarkable achievement, as the construction is taking place in a densely built-up part of Riga’s historic centre, which is also a UNESCO World Heritage site.
The Heart of Hanza complex is thoughtfully divided into four buildings, reflecting the architectural scale of the historic centre. This design ensures the project blends harmoniously with its surroundings, respecting the city’s heritage while incorporating modern aesthetics.
The project includes 127 apartments ranging from 49 to 350 square meters. Each apartment features high-efficiency thermal insulation and individual ventilation systems with heat recovery, enhancing energy efficiency and living comfort. The ground floor includes 350 sqm of office space and four commercial units totaling 1,645 sqm. The basement provides storage rooms, parking for over 120 vehicles—including charging stations for electric cars—as well as designated spaces for electric scooters, bicycles, and motorcycles, supporting sustainable urban mobility.
To reduce the urban heat island effect, the building features green roofs and rainwater collection systems, which also ease the load on the city’s drainage infrastructure. The building meets A-class energy efficiency standards, using advanced insulation materials and modern ventilation systems to minimize energy consumption.
Designed with families in mind, the Heart of Hanza includes a private courtyard with nearly 1,000 sqm of landscaped greenery, relaxation areas, and children’s playgrounds with Nike Grind surfacing. The car-free environment ensures safety and tranquility for residents of all ages. The project is also pet-friendly, offering dedicated zones for pets to play and socialize, along with paw-washing stations and drinking water spots.
Demand for high-end new developments in Riga’s centre continues to rise, as reflected by Heart of Hanza popularity—50% of the available apartments have already been reserved, with prices starting at €177,000.
