Buyer Profile: Homes in Mežaparks Are Increasingly Chosen by Families Aged 35 and Over.

While ten or fifteen years ago Mežaparks was primarily associated with long-standing residents, today properties are increasingly being purchased by families in which the buyers are aged 35 and over. They value a safe, green living environment, well-developed infrastructure, and the ability to reach central Riga within minutes.

More families are also relocating to Mežaparks from Jūrmala and Mārupe, as their children’s schools and extracurricular activities are located in Riga. In such cases, convenient day-to-day logistics become a decisive factor.

The development of new residential projects further reflects the neighbourhood’s appeal. In the premium segment, where transaction values exceed EUR 350,000, the average sale price of a private home in Mežaparks is approximately EUR 700,000, placing the neighbourhood among the most exclusive residential locations in Riga and the surrounding area. At the same time, properties in Mežaparks are typically distinguished by generous living spaces and extensive plots of land. The high overall transaction value therefore largely reflects the scale of these properties, while the price per square metre remains competitive within the premium segment.

In recent years, prices in the premium segment of the Mežaparks market have stabilised. Although interest in living in the neighbourhood remains high, transactions are concluded at prices aligned with current market conditions, while buyers carefully assess each property’s quality, location, and development potential.
