Latvia Sotheby’s International Realty has observed that demand for high-quality private homes in Bieriņi and residential properties in Mārupe remains strong, while the supply of premium properties continues to tighten. Although both locations are situated just outside Riga and appeal to a similar buyer profile, the real estate markets in Mārupe and Bieriņi are distinguished by their own unique advantages, buyer preferences, and development trends.

Bieriņi is one of the oldest neighbourhoods in Pārdaugava, with a history closely linked to historic manor estates, agricultural development, and the gradual expansion of Riga. Today, it has become one of the capital’s most sought-after areas for private homes while preserving its distinctive character through historic wooden architecture, the scenic surroundings of the Mārupīte River, and its garden-city layout. Meanwhile, over the past two decades, Mārupe Municipality has evolved into one of Latvia’s fastest-growing residential areas, offering a wide selection of newly built private homes and modern residential developments.
When considering the private home market in Pārdaugava and its surrounding areas, buyers most often choose between these two locations. Bieriņi appeals to those who wish to remain within Riga’s city limits while valuing the neighbourhood’s historic charm. Mārupe, in contrast, is the preferred choice for families seeking newly built homes, larger land plots, and a contemporary living environment. Both locations continue to enjoy steady demand thanks to their green surroundings, well-developed infrastructure, excellent schools and kindergartens, as well as convenient access to Riga city centre and the international airport.

The beginning of the summer has been particularly successful for the Latvia Sotheby’s International Realty team, with several notable transactions completed in Bieriņi during June. A private home on Imulas Street was sold for EUR 420,000 (transaction led by Evita Pudane), while a private home on Codes Street changed hands for EUR 329,600 (transaction led by Elīna Plaude). In addition, the two real estate consultants jointly completed the sale of a private home on Lutriņu Street for EUR 365,000. The team also successfully leased part of a residential property on Zemītes Street, with the transaction led by Evita Pudane.

“According to an analysis of Land Register transaction data, a total of 38 private homes valued above EUR 350,000 were sold in the Greater Riga area in 2026, with the largest share of these transactions – 18 properties – taking place in Mārupe Municipality. The highest level of market activity continues to be concentrated in the price segment of up to EUR 500,000. At the same time, demand for high-quality private homes in Mārupe and Bieriņi remains exceptionally strong, with our loyal clients actively waiting for new properties to become available. In many cases, these homes are sold within a very short period, as we already know potential buyers to whom we can offer them even before they are publicly listed,” adds Evita Pudane, Sales and Rental Consultant at Latvia Sotheby’s International Realty.
Demand for private homes in Mārupe remains strong, as buyers are increasingly seeking homes that offer energy-efficient solutions, thoughtfully designed layouts, and well-maintained surroundings.
“Today’s buyers most often seek compact private homes with three to four bedrooms that have been built within the past five years. They also favour contemporary, neutral interiors that appeal to a broad range of buyers. Light-coloured walls, a thoughtfully designed, high-quality kitchen, and elegantly appointed bathrooms remain key considerations in the decision-making process. Equally important are the property’s location and the quality of the surrounding infrastructure. As my clients shared after purchasing their home on Codes Street, it was important for them to live in a green and peaceful neighbourhood while still being able to reach the Latvian National Opera in approximately 15 minutes by car,” says Elīna Plaude, Sales Consultant at Latvia Sotheby’s International Realty.

Mārupe Municipality is one of the fastest-growing municipalities in Latvia. Mārtiņš Uzkalns, Senior Sales Consultant at Latvia Sotheby’s International Realty, believes that demand for high-quality private homes in both Bieriņi and Mārupe will remain strong in the years ahead:

“We are seeing that our clients looking in Pārdaugava and its surrounding areas are increasingly seeking premium private homes with generous living spaces, thoughtfully designed architecture, and high-quality finishes. Budgets for these properties often exceed EUR 800,000, and whenever a truly exceptional home comes to market, interest from prospective buyers is exceptionally strong. At the same time, we are seeing that growth in this segment is driven not by a lack of demand, but by the limited supply of high-quality properties. This is precisely why homes with outstanding locations, contemporary architecture, and superior construction quality continue to retain their value over the long term and remain one of the most reliable choices for families seeking a home with lasting value,” says Mārtiņš Uzkalns, Senior Sales Consultant at Latvia Sotheby’s International Realty.
“This trend is also reflected in our own experience. Increasingly, the Latvia Sotheby’s International Realty team is successfully delivering bespoke residential projects, where homes are designed and built specifically for individual clients, with the layout, architecture, and interior design tailored to each family’s lifestyle. This approach is becoming increasingly sought after in Bieriņi as well. We are currently looking for a family that values exceptional architecture and the opportunity to create a home designed entirely around the needs of its future residents. The project blends seamlessly into Bieriņi’s historic streetscape, harmoniously combining the neighbourhood’s distinctive character, its natural surroundings, and contemporary architecture,” adds Mārtiņš Uzkalns.

Both Bieriņi and Mārupe Municipality have established themselves as two of the most sought-after locations for private homes in the Riga region, attracting buyers who value a green and peaceful living environment without compromising the convenience of urban infrastructure and excellent connectivity. Latvia Sotheby’s International Realty’s real estate experts expect demand in these areas to continue growing in the coming years, while the supply of high-quality properties is likely to remain limited.
The company is already seeing consistently strong buyer interest in high-quality properties across both locations and is actively expanding its exclusive property portfolio. Latvia Sotheby’s International Realty therefore invites property owners to consider selling their real estate – whether development land, private homes, or apartments on the secondary market. With demand continuing to exceed available supply, current market conditions present a particularly favourable opportunity for sellers.
