Layout.
All apartments feature comfortable loggias with fully openable glazing, positioned on different sides of the building – combined with panoramic windows, this offers the opportunity to experience full harmony with nature at home. Ground floor apartments additionally have access to private green spaces, while top-floor apartments on the 3rd floor boast spacious rooftop terraces. The apartments impress with their spaciousness and functionality – each includes a dedicated utility room, ideal for a laundry area or storage, and the master bedroom features a private en-suite bathroom.

Energy Efficiency.
A+ energy efficiency is ensured by Austria’s patented high-quality VST construction technology and ventilation with individual heat and moisture recovery units. Solar panels are installed on the roof.
The VST system and recuperators are certified as Passive House components. The permanent concrete panels form a monolithic structure, ensuring high density and thermal insulation. Thermal bridges are minimized, significantly reducing heat loss.

Construction Quality.
Thanks to Austria’s patented VST (permanent formwork) technology, the building features millimeter-precise walls, slabs, and other structural elements – creating a durable, dense, and high-quality monolithic construction. This ensures a long-lasting, energy-efficient, fire-safe building with excellent sound insulation.
The VST technology involves factory-manufactured components with industrial-level precision. On-site, these formworks are assembled and filled with concrete, forming a highly durable and efficient monolithic structure. Following Scandinavian best practices, utility systems are embedded directly into the load-bearing walls and slabs – minimizing the need for time-consuming and costly post-construction work, while maximizing usable space.
VST technology is especially popular in Western Europe and Scandinavia. In Latvia, the “STATS Group” has already built 9 buildings using this technology, with over 40 completed in Western Europe.

Ventilation.
Ventilation is provided by Swiss-made Zehnder individual recuperators capable of recovering both heat and humidity – this not only reduces heating costs but also ensures a consistently comfortable and healthy indoor climate, especially when combined with CO₂ sensors.

Surroundings.
The golden sandy beach, just 200 meters away, is wider than in central Jūrmala and less crowded – offering peace and quiet. The Asari beach is well-equipped with paths, changing rooms, and playgrounds. A pine forest park is located directly next to the project.
Kauguri center is a 10-minute drive, while Majori and Dzintari centers are just 15 minutes away – offering everything needed for daily life: grocery stores, pharmacies, kindergartens, schools, cafes, restaurants, and high-end SPA centers, as well as the renowned Dzintari Concert Hall. Both public and international schools are located within a short drive. The airport is approximately 20 minutes away.
