Permitted uses of the plot of land according to the valid detailed plan (JD1, JD2, JD3, JD4, JD5): multi-apartment residential building, pre-school children's institution, medical and resort institution, cultural institution, offices, hotel, guest house, sports and recreation facility. Types of additional use: low-rise multi-apartment house, terraced house, cottage, driveway, engineering supply facility.
For the construction of public and business objects, 10-50% of the construction area (60-90% in the JD2 part), for the residential area, 50-90% of the construction area.
Minimum free area: 30%.
Maximum building intensity: 150%.
Maximum number of floors of buildings, structures: 4, maximum height: 15m.
