Description

In Berģi, within the administrative boundaries of Riga, a 19.32 ha development site is offered with an approved detailed plan. The property features pronounced topography, an extensive forested area, and a long waterfront stretch along Lake Jugla and the Jugla River, enabling the creation of a residential environment with a distinct “nature resort” feel in everyday life. The Riga city centre is approximately ~15 km away via Brīvības iela or ~23 km via Biķernieku iela, providing a balanced combination of privacy and proximity to urban infrastructure.

The zoning under the detailed plan предусматривает residential development areas (Dz) and residential development with landscaped greenery (ADz), extensive green/recreational areas (forest/waterfront), streets, and a small water area. Within the ADz zone, the development of detached houses, semi-detached and terraced houses, apartment buildings, and a preschool is permitted, as well as local services and functions related to sports and healthcare. The landscaped/green areas allow for recreational solutions (e.g., boardwalks/viewpoints) and onshore infrastructure associated with moorings/piers.

The project is planned in three phases: Phase I, along the lakeside, предусматривает 8–9 apartment buildings (3–4 storeys) with a total buildable volume of approximately ~20,000 m², including a preschool and waterfront landscaping; Phase II includes construction of Mazā Berģu iela and preparation of low-rise private housing development of approximately ~3,600 m² (with an option to choose an alternative low-rise, up to 3-storey scenario of approximately ~7,500 m²); Phase III includes an extension of Padebešu iela and construction of four low-rise apartment buildings totalling approximately ~4,800 m² (overall across phases approximately ~28,400 m²). Access is planned via two connections to the city street network (via Mākoņu iela and Mazā Berģu iela), предусматривает approximately ~1.3 km of new streets and a ~260 m lakeside promenade. Parking principles: 1–2 spaces per apartment and 2 spaces per private house.
