Description

A small and historic property is offered for sale in the Old Town of Riga (construction period: 1788–1799; historical building design author – Christoph Haberland). The building is a three-storey masonry structure with a mansard and attic floor, as well as a basement level. The main façade of the building faces Mazā Pils Street, while the secondary façade faces the inner courtyard. A part of the building with a fire wall adjoins a building constructed in the 1970s at Pils Street 8.
A building design has been developed for the reconstruction of the property into an office building with commercial premises on the ground floor and in the basement. The building is in good technical condition and prepared for reconstruction.
Building footprint: 134.8 m². Building volume: 2,275 m³. Total usable area: 454.6 m².
The main construction material of the building is clay brick; dolomite stone has been partially used in the basement walls. Some of the internal walls have been rebuilt using aerated concrete blocks and silicate bricks, and new door openings with metal lintels have been created. In part of the basement and the first-floor ceilings, original brick masonry vaults from the initial construction period have been preserved. On the Mazā Pils Street side of the basement, unplastered brick cross vaults remain. Rooms adjoining the central basement space feature masonry cylindrical vaults, plastered on the underside.
Other floor structures above the first and second floors have been reconstructed using steel I-beams and prefabricated reinforced concrete slabs (PP type). Above the third floor, original solid-section timber beams from the initial construction period have been preserved. The roof structure—trusses, rafters, braces, and ties—is made of sawn timber reinforced with metal fittings. The roof covering consists of clay tiles.
The staircases within the building are new, constructed of concrete steps mounted on steel beams. Stair railings have been dismantled. The building is currently not in use.
