Although Riga City Centre has been in high demand for real estate buyers for years, a new trend was observed in 2022 – more and more residents of the capital are looking for accommodation outside the bustling and relentless traffic of Riga Centre, bright lantern lights and human bearings. Based on research carried out by Latvia Sotheby’s International Realty, 36.3 million euros were invested in the picturesque districts of Pieriga in 2021, while 60.9 million euros were invested in 2022. Changes in the interests and behaviour of property buyers are undoubtedly a sign of people’s hunger for housing in a peaceful and eco-clean place where the noise of the city is replaced by the sound of wind and the chirping of birds. Interestingly, the real estate market is currently experiencing increased demand not only in Pieriga, but also well beyond the capital – surrounded by landscaped forests, flourishing meadows and clear water bodies, where the worries of the past day have been forgotten and only a person and a natural landscape exist.
Latvia Sotheby’s International Realty sales specialist Dace Sīle talks about the growing interest of buyers in unique properties in a landscape environment: “Working with properties outside Riga for several years, I have observed that exclusive dwellings in rural areas of Latvia embody a truly unique and unique atmosphere. The owners of the grand buildings have drawn attention to genuinely essential nuances, such as interior design, functionality, or a layout of spaces to match the wishes of the building’s residents as much as possible. Residences by nature are designed to serve as the owner’s “island of peace” outside the capital – often historic details preserved in buildings, the layout of terraces, balconies and windows, as well as an area outside the dwelling, such as the building built near forests or watercourses to provide an opportunity for outdoor relaxation at any moment. ”
It is interesting that housing outside the capital is popular not only with Riga residents, but also with foreigners, who are addressed by the wide and diverse range of rural properties available in Latvia. Dace Sīle admits: ‘International customers usually have different goals in choosing Latvia’s idyllic countryside as their destination for future life. One important advantage is the property-specific sense of detachment that specifically addressed one of my U.S. clients. Having built a rather stressful and busy professional career for years, the man decided he wanted to escape the relentless corporate world environment, so he embarked on active field solo searches in nature-surrounded areas of northern Europe where there is no sign of the city’s sounds. The customer’s craving for isolation and charming views of nature was addressed by a property 10 kilometres from Rezekne, which provided the owner with a quiet and undisturbed life alongside a picturesque lake.’
Rural properties are not only attracted to customers who are no longer fascinated by the capital’s dynamics. Dace Sīle says foreigners often see rural properties as a great place to do business too. The real estate expert tells the story of an interior designer from the US who bought the property in the magnificent and natural values in the full Gauja national Park: “As one of Latvia Sotheby’s International Realty’s most impressive country properties on offer, you can clearly highlight a complex of several buildings in Vidzeme’s gorgeous nature, which was purchased by a woman from sunny California. After renovating the wooden houses owned, the client turned them into an authentic, nature-loving Airbnb – charm accommodation that combines a cosy interior with an opportunity to enjoy memorable recreation, enjoying the fascination of the surrounding forests and meadows, as well as participating in various activities based on Latvian traditions.”
Dace Sīle adds that customers are not only interested in promoting rural tourism – the real estate expert has encountered a range of foreigners who want to practice truly unique practices: “I recently worked with a customer who expressed a desire to practise permaculture, a form of farming that involves growing and grooming crops without unnecessary human intervention, such as weeding or the use of chemicals. I hadn’t encountered such a philosophy before, but I was pleasantly surprised by the customer’s resolve in adapting rural properties to the modern era while also respecting historical values. I am truly pleased to be able to provide an opportunity to find and enjoy the benefits of the countryside, both for customers who find life in the capital too pressing and exhausting, as well as for those who use Latvia’s diverse, beautiful landscaped countryside as a place for creative, contemporary and sustainable business.”
Latvia Sotheby’s International Realty currently offers a range of properties for purchase in the picturesque rural areas of Latvia, which are far away from the usual rush and city noises. Each property embodies a truly authentic aura, an unrepeatable interior and additional advantages that allow you to enjoy the charm and carefree nature of the countryside – buildings are quite nearby with forests to hike on chilly spring mornings, as well as charming lakes to sink into in resplendent floats.
